IMG specialise in assisting Owners and Operators of Villages by reviewing their current business operating, sales, marketing and financial models and working with them to turn their non-performing villages into viable and stable businesses.
For example, Mowbray Links Village in Launceston was opened in 2007. As a result of the village being in receivership under its previous owner, LM Investment Management Pty Ltd appointed Independent Management Group to manage the village on their behalf under the IMG subsidiary brand “Coast and Country Villages’. This appointment followed IMG’s successful turn-around of their other property Bridgewater Lake Estate property in Victoria. This is just one example of many such successful projects.
The scope of work for the village, renamed CCV Launceston, included total operational control, rectification of legal compliance issues, restoration of financial viability, sales and marketing management, staff realignment, appointment and training. Within a short time the community was compliant, on budget and operating smoothly by new staff with policies and processes in line with other CCV and IMG managed Villages. The scope of work also included advice on design and development for new builds with construction of four villas completed in 2013 with a further two in 2014.
The village was put on the market in 2014 as a successful well-managed community and was purchased by Freedom Aged Care on the 23rd of April 2015.
